Home Inspector

A limited liability, or also called a hold harmless contract, is a legal device to protect the inspector from wrongdoing. This is an unethical way to ‘hold harmless” the inspector from missing things he/she is supposed to find during their inspection. This is a legal protection from errors, omissions, and damage. This is not some obtuse, obscure legal textbook stuff. This is an agreement by you (the buyer) agreeing that if the inspector does a bad job there’s nothing you can do about it. I will never make you sign such an unethical contract. Lawyers, CPA’s and most professionals are not allowed to make their clients sign such agreements for it would obviously encourage malpractice and diminish the integrity of the profession. I personally assume that inspectors who make their clients give up their legal rights are not confident professionals but insecure amateurs: proving it with their contract that keeps them safe when THEY make a mistake on YOUR home inspection.     I called Tom at Homespeck Inspections to ask him if he knew anyone that could help me with a potential engineering or construction mistake relating to floor deflection (bouncing). He suggested an engineer he knew that might be able to determine if we had a case with our builder. Though he didn't get a dime from the advice he gave me, he was more than happy to give it to me! I really appreciate this rare and commendable business ethic!

    Incredibly prompt, polite, and thorough. Tom was extremely knowledgeable and looked at all aspects of the house. I plan on using him again . He pointed things out that others would have missed and he was honest about everything. I will never use a different inspector.

    Tom is the most professional and honest inspector I have come across in my 30 years of answering inspection reports for clients. If something is wrong with the property he will find it. He gives you a play by play analysis of every issue found on a property on a DVD so you'll know exactly what's going on with the property in real time, which is extremely helpful when negotiating with the seller. He is your ultimate partner when buying a home and his sewer scope guy has the same integrity.

    Very thorough. Knows what he is doing and does so with a great sense of humor. I will forever treasure the DVD he made of a dilapidated house he inspected for me. Thank you Tom for helping us find a home.

    Tom is the man.
    He helped me thru the home-buying process; and really came thru with finding things I had overlooked. Defiantly recommend this guy before you buy!!
